General
A dwelling built off-site in a factory and shipped to your property. Capsul homes are built to US residential standards. Once your contractor places the home on a permanent foundation and gets local approval, it's classified as real property — just like a site-built home.
Modular (Capsul): Built to residential building standards, designed for permanent foundations, classified as real property once installed. Manufactured: Built to HUD Code, on a permanent chassis, often classified as personal property. Our homes are modular — not HUD-code manufactured homes. Note: we are not HUD-certified or state-certified (e.g., California HCD). Your local contractor/engineer handles any certifications needed for your jurisdiction.
60–75 days from contract to delivery. Full residential process with permits: 6–9 months. Bulk/workforce with permits in place: 60 days.
Costs + Finance
ADU from $52K. Designer Home from $89K. Space Capsule from $112K. These are build-and-ship prices. Your contractor will have additional costs for permits, foundation, crane placement, and utility connections — typically $15K–$45K depending on your site and jurisdiction.
Once placed on a permanent foundation with proper permits and Certificate of Occupancy from your local jurisdiction, modular homes can qualify for conventional mortgages and other loan products. Financing eligibility depends on your local building approvals — talk to your lender and contractor about requirements in your area.

Permits
Yes, in most US jurisdictions you'll need a building permit before placing a modular home. Your general contractor or a local permit expediter handles this. We don't do permits, but we provide all product specifications and engineering documentation your contractor needs for the application. If you don't have a contractor, we can help connect you with someone local.
Yes. CA, OR, WA, VT, MT and others have ADU-friendly legislation. Our units are sized for ADU compliance.
Bulk + Institutional
Our homes are manufactured overseas and do not qualify for federal Buy American contracts. However, private foundations, CDFIs, state programs funded by philanthropic capital, and commercial buyers are not bound by Buy American. The majority of disaster recovery and workforce housing capital is private.
Yes. Permanent, code-compliant homes — not trailers. $52K–$85K per unit, 60-day delivery. We are a supply partner for foundations and nonprofits deploying housing capital at scale.
10-year structural warranty on the factory-built structure. 2-year workmanship warranty on finishes, electrical, and plumbing as delivered from our factory. Installation, foundation, and on-site work are covered by your contractor's warranties. Once fully permitted and installed, homes are generally insurable as standard residential buildings.
