Built to HUD Code. Permanent chassis. Often personal property. Limited financing. Lower appraisals.

🌴 California

Most ADU-friendly state. AB 68/SB 13 require cities to allow ADUs. Under 800 sq ft exempt from impact fees.

4–8 weeks (ADU) · 6–12 weeks (primary)

⛳ Texas

Relaxed codes in unincorporated areas. Always check deed restrictions. Building permits required in city limits.

3–8 weeks

🌞 Florida

Enhanced wind resistance for hurricane zones. Miami-Dade/Broward strictest nationally.

4–10 weeks · Hurricane zone: +2–4

🏔️ Colorado

Modular allowed in most residential zones. State insignia confirms compliance.

🌲 Oregon + Washington

Strong ADU legislation. OR HB 2001, WA HB 1337 require ADU allowances statewide.
