Shipping to Your Site

Your completed home is shipped via flatbed truck to any location in the United States. We coordinate logistics and provide tracking. For expandable units, the compact transport size (8' wide) means standard road transport with no special permits in most states. Your home arrives fully built — kitchen, bathroom, electrical, plumbing, insulation, finishes — all done.

Most of our clients already have a general contractor. If you don't, we can help connect you with experienced local professionals who are familiar with modular home installation. We provide all product specifications and engineering documentation they need.

06

Permits + Approvals

Your general contractor or local engineer handles building permits for your specific city/county. Requirements vary by jurisdiction — your contractor knows the local rules. We provide complete product specifications, structural engineering documentation, and connection diagrams that your contractor submits as part of the permit application.

📋 What We Provide for Your Contractor
Structural engineering drawings, foundation specifications, electrical schematics, plumbing diagrams, connection point locations, material specifications, and energy compliance data. Everything they need to pull permits.

Site Preparation + Foundation

Your contractor prepares the site and builds the foundation — typically a concrete slab or engineered steel piers, depending on your soil conditions and local requirements. We provide detailed foundation specifications including dimensions, load requirements, and connection point locations. Service conduits (water, power, sewer/septic) are also run to the foundation at this stage.

Foundation TypesConcrete slab or steel piers
Typical Cost$8,000–$25,000 (site dependent)

08

Crane Placement

Your contractor arranges a crane to lift the home from the delivery truck and place it onto the prepared foundation. For expandable units, the side wings fold open and lock into position on-site. Most placements are completed in a single day. We provide detailed placement guides with exact dimensions and crane requirements.

Utility Connections + Final Inspection

Your home arrives pre-plumbed and pre-wired with clearly labeled connection points. Your contractor's licensed plumber connects water and waste; a licensed electrician connects mains power. Once connections are complete, your local building department conducts a final inspection. When everything passes, you receive your Certificate of Occupancy — and you're home.

How Long Does It All Take?
Weeks 1–2
Consultation + Design — Choose your product, configure it, sign the contract
Weeks 2–12
Factory Build — 60–75 days. Photo updates throughout. Runs concurrently with your permit process
Weeks 2–12
Your Permits + Foundation — Handled by your contractor in parallel with factory build. This is the time saver
Week 12–14
Shipping — Delivered to your site via flatbed truck
Week 14–16
Placement + Connections + Final Inspection — Your contractor places, connects, gets CO. Move in.
⏱ The Key Insight: Parallel Timelines
While we're building your home in the factory (60–75 days), your contractor is handling permits and preparing your foundation at the same time. These timelines run concurrently — so total time from contract to move-in is typically 4–6 months, not 12+ months like traditional construction.
